Flood

Flood is the one cause of loss that is exclusively excluded on All homeowner's and business policies. Flood endorsements are available but they will be extra. Flood will be defined as "

  1. Flood, surface water, waves, tidal water, overflow of a body of water, or spray from any of these, whether or not driven by wind;
  2. Water or water-borne material which backs up through sewers or drains or which overflows or is discharged from a sump, sump pump or related equipment; or
  3. Water or water-borne material below the surface of the ground, including water which exerts pressure on or seeps or leaks through a building, sidewalk, drive- way, foundation, swimming pool or other structure;

This means that if your swimming pools breaks and damages the house, if rain water from the gutter leaks into the basement, if water seeps in from the foundation, or any ground water damages the house or business, there is no coverage. This usually includes the ensuing damage (damage that occurs from the flooding, mold, rot, ext) is also excluded. However, many polices will provide coverage if the flood water causes a fire or explosion or there is theft. Flood damages boiler and causes explosion and smoke damage the explosion and smoke with be covered by any water damage will not.
